A turnover is not a cleaning job with a deadline. It is a deadline with a cleaning job inside it: guests check out at 11, the next arrive at 15, and everything that happens in between has to be finished, photographed and restocked.

The window is the whole problem. Around Universal City, Studio City and North Hollywood the calendars are tight and same-day back-to-back bookings are normal. We schedule turnovers to the gap rather than to a time slot, and we tell you if the gap is too short for the unit rather than starting and running over into the next guest.

What a turnover includes that a normal clean does not. Linens stripped and remade, towels swapped, consumables restocked, dishwasher emptied, fridge checked for what the last guest left, and every surface reset to the same state the listing photos show. Our turnover checklist is 68 items for exactly this reason — a guest notices the one thing that is out of place, not the sixty-seven that are right.

Photographs at the end, every time. A finished unit gets photographed before we leave. That is how you know it was done without driving over, and it is what you send to a platform if a guest claims otherwise.

Damage and missing items get reported, not cleaned around. If something is broken, stained or gone, you hear about it while the unit is still empty and there is still time to act — not after the next guest has checked in.
