Move-out cleaning is not a larger standard clean: the home is empty, so everything furniture normally hides comes into scope — the insides of cabinets, drawers, pantry shelves and closets, the backs of storage spaces, baseboards, door frames, outlet and switch plates, and the hard-water and food staining that builds up in a kitchen sink over a tenancy. A move-in works the same way in reverse: the place is cleaned and disinfected before your things arrive, so you are not unpacking into someone else’s dust. Book the visit after the movers are out and before the walkthrough — a two-person crew needs roughly four to six hours for an empty two-bedroom, and the crews are trusted, insured and bonded.

Balcony or patio cleaning is a $25 add-on. Floor swept and mopped, railing wiped down, outdoor furniture wiped over — about 15 minutes for a two-person crew. What a landlord may charge for

In California a cleaning deduction is limited to returning the unit to the level of cleanliness it was in when you moved in — not better than that. Ordinary wear and tear is not chargeable, and the landlord has 21 days after you move out to return the deposit with an itemized statement.

How much does move-out cleaning cost?

From $185 for a compact studio to $520 for a 3 bed / 2 bath house and $1,249 for a five-bedroom home. Inside cabinets, drawers and closets is part of a move-out visit. Inside the oven and inside the fridge are add-ons at $49 each.

When should the cleaning happen — before or after the movers?

After. Cleaning around furniture and boxes means the crew cleans what it can reach and the landlord inspects what it could not. Book it for the day the unit is empty and the day before the walkthrough.

How long does a landlord have to return my deposit in California?

Twenty-one days after you move out, either to return it or to send an itemised statement of what was withheld. That deadline is why the clean is worth doing properly — it usually costs less than the amount deducted for it.

Do you photograph the finished unit?

On request, yes, with timestamps: inside cabinets, closets and bathrooms, plus the oven or fridge interior when those add-ons are booked. If a deduction is disputed later, those photos are the only record you will have.
