What Encino homes actually need
Encino splits at Ventura Blvd, and the two halves are almost different jobs.
The flat streets are largely single-storey ranch homes from the 1950s and 1960s: long floor plans, sliding doors to the yard, attached kitchens, mature trees on the street. Slider tracks and kitchen surfaces carry most of the work, and the trees mean entryways and porches collect leaf litter and pollen the year round.
The buildings on the boulevard bring gated garages, lifts, key fobs and quiet hours. Access and parking are settled at booking rather than at the door, and we bring our own supplies so nothing has to cross a lobby twice.
Above the boulevard the houses climb: multiple levels, outdoor stairs, decks, large glass facing open slope. That means more dust on glass and sills than a flat-lot house of the same size, and real time simply moving between floors — which we count in the estimate rather than discover on the day.

Getting in
North of Ventura Blvd the streets are flat and wide and the ranch houses have driveways, so parking is rarely a question. For the condos on the boulevard and the homes up in the hills it is — send the garage code or the guest spot number with the booking.
A lockbox, a keypad, a side gate left unlatched or a neighbour with a key all work. Put the instructions in the booking notes — the crew reads them on the phone before setting off, and calls when they arrive.
Weekly, every two weeks or monthly, with the same crew wherever the schedule allows — they learn the house, and the visit gets shorter without getting thinner. Recurring visits continue until you stop them, with no fee and no minimum number of visits.
