What it covers
A landlord walkthrough is a short list of specific places. That list is what this visit is built around, and it is what a standard cleaning does not include:
Racks out, shelves washed, seals wiped. The two places every property manager opens first.
Emptied, vacuumed, wiped. Crumbs in a drawer are the classic deduction.
Tracks vacuumed and wiped rather than brushed over.
The marks that show in an empty room and never show in a furnished one.
Hard water on glass, grout, behind and under the toilet.
Deep clean or move out
The two visits share most of the checklist. The difference is that a move out clean is done in an empty home and is inspected by someone who is looking for a reason to keep part of your deposit. Cabinets and closets are empty, so they get cleaned inside; floors are bare, so they get done properly rather than around the furniture. On a three-bedroom house that difference is $419 against $520 — about a hundred dollars for the part a landlord checks.
If you are still living there and just want the place reset, a deep cleaning is the right visit and the cheaper one.
Timing
After the last box leaves and before you hand back the keys. An empty home cleans faster and inspects better, and you are not paying us to work around a sofa. If the walkthrough is at noon, book the morning before, not the morning of — that leaves room for the one thing nobody plans for.
