For a home we can publish the exact price, and we do — a three-bedroom house is a three-bedroom house. An office is not. Two suites of the same square footage can differ by half the price: one has a single restroom and carpet, the other has four restrooms, a kitchen used by thirty people and a glass front that shows every fingerprint. Any company quoting your office from a web form alone is either guessing high to be safe, or guessing low and will renegotiate after the first month.

What moves the price
A restroom takes longer than a meeting room and has to be done to a standard nobody argues about. Going from one restroom to four changes the visit more than doubling the desks.
Five visits a week cost less per visit than one: nothing has time to build up. A weekly office is a light job; a monthly one is closer to a deep clean each time.
A coffee station is five minutes. A real kitchen with a shared fridge, microwave and sink full of mugs is a different line on the quote.
Carpet is vacuumed. Hard floors are mopped, and periodically stripped or buffed — that is scheduled separately, not squeezed into a nightly visit. Glass fronts and interior partitions add time.
Most offices choose evenings, so desks are clear and nobody works around a vacuum. What moves the price is not the hour but the access: a building that requires a badged escort or gives a narrow loading window costs more to serve than one with a key and an alarm code.

How the quote happens
We walk the space, usually the same week you ask. You get a written scope — what is cleaned, how often, by how many people — and a upfront rate against it, in writing before the first visit — and it does not change unless we agree a change with you.
