Along PCH and on Point Dume the two local factors are salt haze on glass and sand at every threshold. We bring extra microfiber for glass and treat deck-to-interior transitions as their own zone.
What Malibu homes actually need
Nowhere else we serve is this hard on surfaces. Three things do almost all of the damage, and all three come free with the view.
Ocean air leaves a fine salt film on glass, mirrors, chrome, hardware and window tracks, and ordinary glass cleaner smears it rather than lifting it. Homes here are also glass-heavy by design, so what would be a small job inland is the main job here. Exterior glass and high-reach work are quoted separately.
It travels on shoes, towels and dogs and settles in entry grout, under furniture edges, in slider tracks and along deck thresholds. Left there it is abrasive — it scratches wood floors and grinds slider rollers. Entries and tracks get their own pass in every Malibu clean.
Long private driveways, gates, beach-side stairs and PCH traffic all shape when a crew can realistically be there. Many houses here are second homes or rentals standing empty between stays, which means dust settles undisturbed and a first clean after a gap is deeper than a regular one. Tell us how long it has been and we price it honestly.

Getting in
Houses here sit off the highway behind gates and long private drives, and many are empty between visits. Send the gate code and say where the crew should park — with no one home there is nobody to ask.
A lockbox, a keypad, a side gate left unlatched or a neighbour with a key all work. Put the instructions in the booking notes — the crew reads them on the phone before setting off, and calls when they arrive.
Weekly, every two weeks or monthly, with the same crew wherever the schedule allows — they learn the house, and the visit gets shorter without getting thinner. Recurring visits continue until you stop them, with no fee and no minimum number of visits.
