Malibu has no office district; its commercial space is a string of low-rise centres along PCH. The Civic Center around Cross Creek Road holds the professional offices, real-estate and design studios and most of the medical and dental suites. Point Dume Village and Trancas serve the western end; Malibu Colony Plaza the middle. Salt air puts a film on glass faster than anywhere else we work, and sand comes in on every shoe, so entrances and glass get extra passes. Rebuilds and remodels are a constant, and construction dust is fine, abrasive and everywhere.

Small teams — a real-estate office, an architecture studio, a management company — in single-storey centres with their own front door.
